a week accommodations at the beach? when y'all go to the beach-- assuming you get a condo or hotel or similar, what is the general amount (or limit whichever) you spend for JUST the hotel or condo for a week (whole week, 7 days all taxes and fees included)?

I'm just doing my own basic research, I know there are statistics and every property manager at the beach has numbers, just asking the ALDEER folks.

you figure around $400 per night if its busy season for hotel/condo.... $300 day for food/drinks (family of 4), $200 tops for "souvenir" type stuff before you leave and $4-500 on entertainment (shopping, theme parks, rides, etc). For 6 nights that would put you around $5,200-$5,500 for a nice week assuming your travel days you're not eating like a king.

yeah, I know there are a ton of variables...and this may not be a good way to ask that kind of question. we're contemplating getting a beach property for investment and personal use, I would love to know what the average Alabama beach goer would spend (or normally spends) for a decent type place...

On the average for a 2/2 condo for a week we pay $1700-2200. That is not a junk condo nor a real upscale one either. We use the condo to sleep, eat breakfast and get ready. Rest of the time is at the beach or out to eat at night. We do however cook at night about half the time.

We stayed in a new place this year and WILL go back. Condo had everything included from its own carrier for the beach, toys for younger kids, beach towels, luggage carrier etc. Kitchen had everything including spice supplies. Bathrooms were a little small but were ok.

If you would like to accurately predict your rental income, I can go into depth if you want to pm me.

Basically, I created a spreadsheet with all kinds of different categories. Location, rental type, bedrooms, baths, decor rating, tiers off the beach, amenities, wheelchair accessible, etc.

I then used vrbo to put together hundreds of comps in the areas we were looking. For each listing you can see how many weeks a year they are booking, what their rates are, fill out the different categories of the spreadsheet, and calculate an estimate for gross revenue. From there consider cost of ownership for different types of rental homes, as well as the potential for damages on lower end stuff and the amount of interaction you will have with renters for each style of rental.

This route is extremely accurate, and predicts exactly what to shop for to gain the best ROI.

Weve never worried much about where we stay as long as its clean and has a good view. Not too long ago I could find a gulffront condo usually around $450.00/3nights. That pretty well dont exist any more. My wife and daughter stay on the beach when were down there and me and the boy are fishing most of the time. Really dont matter to us if our stuff is sitting in a 5star condo while were at the beach or fishing. Ive stayed in cheap condos and some that cost twice as much, I didnt see much difference in them. I have never stayed in a really high end place, maybe that would be different. Even then its just the place where our stuff is sitting and where we sleep so I just dont see the point.

we always get a room with a small kitchen the price increase pays for itself being able to make breakfast and lunch in the room. I usually plan on around $500 a day but we get group rates at our hotel as low as $270 a night after taxes and that leaves me with $260 to play with. we have stayed in decent condos in PCB one bedroom fold out in living room and a kitchen for as low as $180 but they are across the road from the beach but the plus is they have a boat slip you can just walk 20 feet from the porch and be on the boat.

We’ve scaled way back the PLACE we stay and focus more on doing what we want while we’re there.
Last 2 years we’ve stayed “bayside” on west beach in gulf shores for reasonable.
200 a night is about as cheap as you can stay that close the beach. I personally can’t justify spending twice that, just to stay in a super nice condo. Unless it rains, we’re rarely in the condo. We try to keep our total bill under 2000.00 so we can go every year (we only stay 5 nights).

Our family owns some three bedroom condos on Navarre Beach. They rent for 2500 per week during the summer and are always booked. They are considerably cheaper in the fall and winter.

We stay on West Beach on the lagoon at Compass Point. It’s not on the beach but just across the road. We have been renting from the same lady for the past 7 years. It’s a two bedroom and we pay $100 a night.
