About 3 weeks ago I finally got my new deck built. The day the guys came and built it someone came from the insurance agency to inspect my property. I had no idea they had even come out. I have been with this company for about 10 years at my old house and they never came out once. Been at this address about 7 months and never heard anything about them coming out. Anyway, the wife went to pay my premium last week and the lady told her our policy had been canceled. She couldnt tell her why but said they would mail a letter explaining it. Got the letter yesterday and they listed 2 reasons: my house wasnt up to code because my deck didnt have side rails or hand rails on the stairs, the fence around my pool had the gate off and I had 2 dogs that were on their banned list or whatever they called it. They listed the dogs as akitas but in reality they are siberian husky. Now any idiot could have seen the guys were building the dang deck and just hadnt finished the railing and the gate was propped up on the fence as they had taken it down to make getting the lumber back there easier. Have any of yall ever had to deal with an insurance company telling you what kind of damn dogs you can own? That part really chapped my rear end. I have had one of these dogs for almost 9 years and it's never been a problem before.

Wow, what a dumb ass statement. So if your deck gets old and needs to be replaced youre automatically in a catch 22 since you cant build rails without building the deck first. As far as the dogs seems like they would ask all that before they gave you a policy to begin with. It's not like they asked about dogs and I lied to them.

Thats actually who got me the policy to begin with. When I first found out there was an issue I called him only to find out he no longer represented Travelers. Brandon is great no doubt. I will be calling him first of the week to find a new policy for sure. He has handled insuring everthing I own for several years now.

Run that up the Traveller's food chain. If Huskies are not on the list and your deck was under construction, there shouldn't be an issue. Then again, they have probably mad you mad enough to find someone else.

The bigger issue is insurance companies just sending folks out to drive by the insured properties and just reporting on what they see instead of actually finding out if there are things under construction, being replaced, etc. Two of the things mentioned were temporary issues and the third was just an assumption that was wrong.

My personal thought is that it would be far better to actually get in touch with the property owners and make an appointment to come by and if things are not as they should be, let the owners know and give a specific amount of time to make them right and come back to check.

If Travellers don’t want your business, piss on em. They ain’t the only people selling it. Probably a blessing in the end. If they are that stupid having to deal with them on a claim could be really frustrating.

Interesting. This is what I do but on a much larger scale. First thing is I don’t understand why the inspector didn’t make an appointment with you. You can’t identify roof leaks which will get your insurance canceled if you can’t see visible roof leaks from inside the property item. Second is he did a risk assessment but didn’t address the issues with you because he didn’t make an appointment to see you. Usually the industry standards is to write up the liability issues and give the insured some time to take care of the risk hazards and then cancel the policy if those issues hasn’t been fixed. Third I’ve never heard of dogs being a reason to having your insurance canceled. A higher rate yes but not a cancellation.

I would guess they wanted out of the policy. Be glad they cancelled, call Bramdon and let him write you a new policy Monday that way he can be your rep again.

I would get the issue resolved then drop them. If you just let them cancel your policy, it could cause problems getting a new one somewhere else and cause your rates to be higher.

Well that escalated quickly. I love seeing how people REALLY react behind the scenes....

This is a "meh" situation, it's just a standard form letter (you and ten thousand other clients got the same letter, just with different findings). Holler at Brandon, he'll holler at Travelers, problem solved. Every insurance company does inspections, it's extremely uncommon for you to know they're coming by (it ain't like they're doing a lengthy, sit-down audit), the field inspector was probably there all of 1 minute and then moved on to the other 697 houses he/she is scheduled to inspect that week. An adjuster will usually set an appointment, but these inspections are VERY non-invasive, and super fast. Trust me, they didn't study your place long.

The handrails are a non-issue, they WILL use common sense that you're under construction, next subject. The dogs still could be an issue though, especially if they went full-on Cujo when the inspector tried to access the back yard. Everybody's dog is a "big baby" when they're talking to you, but that 100 lb "lab mix" tried to gnaw the fence down and chew me to shreds when I walked down the perimeter of your yard to get a picture from the back. ( laugh grin every dog is a "lab mix", wink wink) This may be the ONLY benefit to being an exclusive agent like I am (I am employed directly by the specific insurance company I sell for)...I can be the "field inspector" and use reason, I get that letter before YOU do, so I can call you and head off some problems like that.

In all seriousness, Brandon will have this fixed in minutes, no biggie.
