Timber companies will pull the lease quick if they are aware he is sub leasing it. I'd bet good money, He has signed a contract that states that.......

Don’t know the guy, but I’d guess it’s semantics. For many years, I called around to clubs with timber company seeking turkey leases. When someone would say “our owner doesn’t allow subleasing”, I’d counter with “would you be willing to sell me a ‘turkey only member’ and agree not to take on a second?” That opened up a LOT more opportunities! it was all about semantics. You're right. Exclusive turkey only membership is indistinguishable from a sublease. It's the same thing.

Yea That’s what I thought. He told me that he doesn’t sub lease the properties but would right me a contract. That sounds exactly like a sub lease to me to but he said it wasn’t so I figured something fishy was going on. I asked him if all the properties were timber company land or whatever and he just was very short and said no he is over a bunch of clubs and has any amount of land I am interested in. Also said he wasn’t the land owner either. Starting to think he is just telling me he doesn’t sub lease it just to keep hisself from getting in trouble with the actual timber companies or whoever owns all the parcels of land. That's because he was going to give you a license and not a lease. A license is a personal right to be on and use the property for a specified purpose. This is what most timber companies do also. People call it a "lease" but it is really a license to use the property for hunting.
