I've got 40 acres for sale in the Tombiggbee River Swamp. Property is located in Frankville, AL. Santa Bouge Creek runs through the middle of the property. It consists of mature hardwoods and 20 year old natural hardwood regrowth. Property has a small food plot with a 4'x8' shooting house. Plenty of Deer, Turkey, and Hogs. Is it me or does everyone that is selling acreage always say “Plenty of...” when referring to wildlife populations on the land Ummm yeah nobody gonna want if there isn't any deer  Hell i remember when land was cheap because "All it was good for was hunting deer" them days are gone lol...

Well fellas I don't know what you're definition is of plenty or loaded but in the 4 years that I have owned it I have only been deer hunting a couple of times that I didn't see anything. Turkey hunting it isn't uncommon to hear 3 or 4 different birds gobbling (not saying they are always roosted on the 40 but in hearing distance). And in those 4 years I have killed 38 hogs. Now I know it may always say it on a realtor's listening but I'm not a realtor and don't really care if it sells or not. The only reason I'm listing it is because some land came up for sale close to my house and I had rather not accumulate any more debt than what I already have. With that being said if you are not interested or can't afford it keep scrolling. Thanks 3FFarms for the bump

hows the access how much can you drive a truck on , does its have any place for a camp,hows the neighbors? It has deeded easement to it and it is only 40 acres so it doesn't have but one road on each side of the creek. Yes you can put a camp on it if you cut some trees and clean off a spot and the adjoining properties are good neighbors that you will hardly ever see. I also lease 80 acres just up the hill from it that I will more than likely let the buyer take over if interested.
