1500 acres - Clarke county with a camp that sleeps 12 comfortably. Mostly piney woods - some clear cuts but some large creek bottoms too. Smaller sized green fields but plenty of them. Access to fishing pond. What would you expect to pt per member? Not including utilities and planting

Depends on the exact location, # of members and how nice the camp is. At 10-12 members you're probably looking at $2000 to $2500 per member.

10-12 members sounds like a lot for 1500 acres. How many acres do most places have per acre?

From what I've seen, most clubs in AL try to stay around 100 acres per member. I know a ton that aren't even close to that number and are around 50-75 acres per member. Personally, I wont look at a club that has less than 200 acres per member but that is just me. To me, 5 guys on 1500 acres would be good. Dues in that case, including utilities, should be around $4000-$4500 each assuming year round use of the camphouse.

Assuming the land is around $10/acre that would be $15k for the lease so that would be around $1500 each,then planting and utilities so I would think $2000-$2500 max

No more than 10-12 members on 1500 acres. Come up with a budget including lease price, insurance, planting, spraying fields, utilities and anything else you may need and divide that with the number of members you decide on. We try to come out even every year so we can keep dues as low as possible and it's worked pretty good.

You got to figure in all your planting expenses, utilities, and lease costs. On 1500 acres I wouldn't want any more than 7 like minded hunters if possible. No more than 3 would be turkey hunters, who would need to add $250 each on top of deer dues for chufa money.

Take total cost of above, divide by 7 = membership dues annual cost

The camp adds a lot of value. That could be a $2 million property if you wanted to buy a place like it.

Ten dollars an acre is low for somewhere with a camp. They get $10 an acre around me for places with nothing on it. Not even power or water. I agree on the land value.

I'd assume the lease would be around $20k. I'd go with 8 members at $3200 a piece to cover the lease, utilities, and planting.
