There is a good piece or two in the bunch. Who knows why they are available. Possibly because of stiff prices. I would lease one of those tracts but would hate to know I was having to come up with a few guys to chip in 2 - 3 Thousand dollars a head to help me pay for it. Be afraid I had my own 10,000 dollar place to hunt.

9 blocks isn't that bad. I thought when i clicked on it that i was going to see 40+ blocks available for lease.


I had much rather be tried by twelve than carried to my grave by six!!!!

There are all kinds of reasons a tract might not be leased. Clearcut, no access, bad neighbors, no deer and too dang expensive for the quality are just a few reasons.

For the 442 tract in Tuscaloosa County, buyers beware. There's been three leasees of that tract in the past three years... and an issue two groups have dealt with is that Westervelt allows another group access through the property to get to a tract of land adjacent to their's. BTW... Westervelt didn't mention this to at least one of the groups until the lease had already been paid for and signed.

You better always be on guard with any available lease. Not always but many times an available lease is a red flag. But some of these guys never learn. It appears they enjoy getting took for a ride. I think it thrills them to take a chance on that Dream place to hunt.

cant trust westervelt, they just want the money not the problems

Westervelt is some tree mowin fools more than once folks i know leased from them only to have the timber cut out from under them. If a westervelt club has any timber of substatial size you best be believin its pines aaaand very poorly manged pines at that. Some tracts are ok but theyre your typical money hungry timber company... Trust knowone

Happened also to one of the groups on this tract... didn't tell the group it was coming and they moved in on October 15 and stayed until the middle of January.

It doesn't take long for a big crew to move 40 acres or more of timber, some of them won't even slow down for 40 acres. I know of a crew that moved 127 loads of chips two weeks ago, looked like a desert out there..

Some of Our lease is westervelt property. They send out a harvest schedule to the lease holder for what's to be cut that season. It doesn't give a date they will come in, just what's to be cut within a given time frame.

I guess it's how it is but ours has taken a beating the last couple of years. They cut 450 before turkey season and looked like a bomb went off. I like a few clear cuts but dam 75% of our property is one now. One of our last decent pine areas ain't far from being cut since they were thinned 2yrs ago. All you can do is just shake your head and hope for the best.

One way to stop a lot of Illinois lease prices for Alabama land (and sometimes substandard land) is do like I do when a truck dealer asks $70000 for a pickup. It sits and rust while they wait on someone like me to buy it !

The property off old lock 15 road was fined up due to loss of campsite. Most of the members had campers or Cabins and lived out of area.
