I leased a place very similar to that in South Montgomery County near Ramer from 2000-2007. I paid $10 per acre at that time.

A 2,000 acre tract in S Montgomery county with a camp house, pond, and turkey rights could very easily bring more than $15/acre. EASILY! Would just have to be marketed right. But all land is worth whatever someone is willing to pay. At this point, I wouldn't pay $2/acre for any land while I know some folks that don't blink at paying $20/acre.

Seems pretty simple to me. First, that's a great hunter/acre ratio so shouldn't have too much trouble leasing it. If your buddy was leasing it to the FL guy, he knows what the land is fetching. Just put it out there for what he was leasing it for unless it was just an insanely low price. Most land in S. Montgomery has great hunting and I'd love to have 2000 acres with a pond to hunt and fish.
2000 acres at $12/acre is 24K. $2400/member plus a little extra for planting. Start asking much more than that and either you will have people killing everything to justify their investment or some of the best members a club could have.

There are some places in So.Montgomery I wouldn't lease from...but others offer unbelievable hunting. Depends on location in guess. Ramer for example, is full of outlaws. Don't know if you're joking about the outlaw thing or not. There's outlaws everywhere, but probably less in my area near Ramer than most places due to the fact that it's just about all closely watched private land

One of my friends FIL who lives in Ramer killed a monster buck off the road at night. 150" plus. Him and his group of friends were terrible poachers, and would brag nonstop about their deeds. Samson was his last name is think. Tried to get my friend to night hunt with him, but he wouldn't do it.

To each his own, but I will not lease from a landowner who wants to also hunt the property. Too many ways that can go wrong. Your friend can find hunters willing to lease under those terms, but they will likely expect a discounted rate for not getting exclusive hunting rights.
