I'm looking at getting 300 acres to hunt next season (Walker Co.) but the land owner doesn't know what a "fair price" would be. The area is currently all mature woods but tree thinning may start summer of 2018.
It has a gravel road along one edge and the whole property is steep hills and valleys.
Is $5 to $10 an acre the going price?
I bought an ATV to get to my hunting area, now half the fun of hunting is the ride in and out.

300 acres of Hills and valleys might fit on 30 acres of flat ground Dewhat?? Other way around. A grid is a grid. STR's (Section, Township, Range) are overlayed on the earth's surface in most of the U.S. Take 40 "flat" acres. The only way to get a bit more "land" is to have contours (steeper terrain).

Good question! My point is that you get more surface area on hilly terrain, not less. Acres are measured as a horizontal measurement. An acre is an acre. But you would have more ground surface area on land with terrain as compared to flat ground. Some may say you get more acres, but technically you get more surface area. It would take a bigger blanket to cover a hilly 40 acres than a blanket to cover a flat 40.

The cheapest lease price I've seen anywhere is $7 per acre.
