That property in Montgomery is OK. Really, really swampy. When Catoma creek gets out, it's like a 3rd world country flooding down there. I killed my biggest gob ever about a quarter mile north of that property back in '06. 24lbs, 10 inch beard, 1.25 spurs. I got him full body mounted surrounded by some palmettos.

I have. A good piece in Walker Co for 4-5 yrs. it was Bow only. The only thing that was crappy is every 3yrs back then the property was put up for bid again. No regard to whether you were a good lessor. After 3 yrs didn't matter if you put $10k into the property it always goes up for bid again. When it came up for bid with us we put a high bid in b/c we didn't want to lose it. All they care about is the money...not relationships. It might have changed by now but that's the way it was then.

your making light of the mans warning. They(UA) don't give a chitt about anyone who leases land from them, and will not have yer back in ANY dispute with adjoining landowners.

UA screwed some friends that had 100+ acres of UA land leased because they alllowed a neighboring leasor(not landowner) to go thru their lease on four wheelers any time they wanted. WTH?

I'd hunt their land for free but I sure as hell wouldn't give money to hunt it.


I've spent most of the money I've made in my lifetime on hunting and fishing. The rest I just wasted.....

IP/RMS is the worse I've ever seen. They will put the problem off, say its between you and the hunters, ANYTHING to avoid them making a decision. But when the judge points his finger at their (IP/RMS) attorney and says "Y'all are responsible for the hunters, loggers, or any other guest on your property and will be held accountable for their actions" they will come around to a better mindset.

1 yr lease, no guarantee for the next year. They can drop you at their will. As with the state lands the pieces of this land I know of are poached by the neighbors and have been for years.
Some of this UA land is as small as 10 acres. Some of the pieces have no access into them and im sure the lease is worded like the state lands leases and they provide no guaranteed access to them. Its up to you to get permission from adjoining landowner to get to it.

I'm not making light of his statement. I'm agreeing with him. My experience with any business entity and most individuals I've ever leased from is that once the check is in hand, they could not care less about any problems you may have. I've had it happen in the delta leasing duck holes that that had "guaranteed water." Yeah, right. Or "Oh no. You're the only one with rights to turkey hunt" and I show up opening day and the landowners son in law and buddy are there. I could go on and on but I digress here and don't mean to hijack. I don't doubt for one second that when UA unseals the bid and notifies the winner, you're problems are about to begin. Just my .02.

One thing about leasing from a Univ is to keep in mind that someone could show up out of the blue right in the middle of your hunt. I have ruined a few guy's hunting cause I had to be doing work on that property on that day.

I hate to bust all of your bubbles but my one lease that I'm bidding on has up to a 10 year lease guaranteed. But maybe every other lease is different but I would assume there all the same. Just saying

No where does it say guaranteed.

"Term of the agreement will be for one year and with the Universitys consent, renewable for nine renewal terms of one (1) year each.
The University reserves the right to accept or reject any or all bids and to waive formalities."

I would assume if someone came in and offered a bid higher for the following year their consent would be to drop the current leaser and take the higher offer.

I have been leasing from RMS for years and they (Justin Stringfellow and Jeff Morris) have always been great to me everytime I had to call them about something.

I had a friend that leased the land by Grants Mill Road and they had problems with some piece of crap dude coming through their leased land and cutting locks and really was a bad individual. They had problems with this guy and UA would do nothing about it. They knew who the guy was but no help from UA. Sad.

It looks like a nice little bow hunting area from the satellite views. But with the talk of trespass problems and not supposed to hunt it, I didn't bid. But that wouldn't have hardly mattered with those kind of numbers being floated around.

Guy,s Im A huge Alabama fan but there forestrey deparment is in it strictly for the money.I know this personally.I hunted 212 acres of land for over 30 years.The owner died that owned tt owned the land 2 years ago.His name was John Deramus Jr.He had a sister that lives in Georiga.She owned half the property that I hunted,when he died she was to inherit the land.she did for a while,she thought,They also co owned around 500 acres near Isabella.I met with her a month after Mr Deramus died and she wrwrote me a long term permit to continue to hunt the 212 acres.Then about a month later she called me back and said there was a mistake that her brother Mr Deramus had donated his half of the property to the Unversity of Alabama, and they would be takeing care over her property as well.That being said,she gave me the forester,s information. HIS Name is Mark Beeler.He let me continue to hunt the property last year,because of them transferring the land to the unversity. He told me the land would be leased out starting this season.I ask could I make an offer to continue to hunt it and he claimed they had to post it on a website for lease that was the law.thats a bunch of crap.Its all about the money.They had a closed slip lease that wasMay 2nd at 1:30.Come to find out someone bid more than me and got the land.I never had to pay Mr Deramus a nickel.I just had to get Insurance. BUT the way I understood the lease agreement one year then they repeat the process. EVER Who got the lease payed a good bit of money ,there,deer and turkey there but they are hard to hunt.But I still hunt 300 acres all the way around the property.And all the local people around there dump a ton of garbage on it,and do drugs down all the logging roads.I lived a mile from it so I kept it clean and bushoged.Its the property located on the chilton autauga county line.off of cr 443 and cr444.

I know you hate losing the land you have hunted for 30 years, but I think maybe you should be thankful you got to hunt it for 30 years at little to no cost. There is some family land in North Alabama that I love to hunt but I know as soon as a certain family member passes it will be sold or leased. So I'm just enjoying it while I can and hope my son will get to go with me one day.

Yes Powpow 65 I am thinkfull for getting to hunt the
Land for as long as I did.
AS for the other comment about UA haveing certain rules.Well thats for ever who leased the land.Because The other 300 acres that surrounds the UA land There are no certain rules. BECAUSE ITS all private land. Some company do have rules about hunting to close to property lines,feeding and salt licks.The But private land does not have them rules.

I think the rules he was talking about deal with how they must list the land for lease.

I know the feeling. I learned a long time ago that if you don't own the land yourself, there is a time limit on how long you will be able to hunt it. Good luck on the other tract.

I talked with the UA forester, he told me that the winning bid was ten dollars and 26 cents guess I can bid a better price next year.Just to ease your minds I only trophy hunt. So ever who,s got the place we can come together and kill some big deer. I dont believe in shooting does or small bucks.
