I found a lease close to me I might be interested in. What is the normal price over the minimum bid that usually gets the lease? Do ya'll normally bid the minimum or slightly over?

A lot of variables here. I know land in Macon co that has been consistently fetching $15/acre. I know land in other surrounding counties that have little to no timber that will bring $6. Who's leasing it? Private or timber co. My experience with timber companies is that they are hard asses and will let a tract go unleased rather than take $2 less an acre than asking price. Private leases can be a little more flexible but usually a landowner won't take less than he's leased it before because he knows somebody, somehow will come up with the money if they hold out.

Is this like a sealed bid kinda thing or what?

Its a lease listed on the Alabama Power site. Minimum bid is $8/acre Etowah/St Clair counties.

I have leased from Alabama power in the past. Gave minimum bids and didn't have any problem getting the lease.

If the lease is available now a minimum bid should get it. Because it has been sitting idle all deer season.

I think those leases expire the end of May. So if you lease now, you'll have to renew in May or June.
