Okay, so this is just for a lot/mobile home?

If so I'm not really sure what the significanace of all the puffery about the 200+ acres of hunting paradise is all about...

Let me try to explain it a little better to help this guy out. I'm a Realtor and I've seen some properties listed in this community in the past.

The way I understand it, the 160 acres and the lake are the HOA amenities/facilities. Instead of having a pool, tennis courts, etc that a normal HOA has, the owners in this community share the lake and have equal hunting rights on the land. I'm not sure how they handle the sign-in process for hunting specific areas, but it's a cool concept. Kind like living at a hunting camp full time

BTW, for the last 7 years at least, only one other guy and myself have hunted this property. Everyone else is more into the fishing aspect of it.

Pretty cut and dry to me that the HOA(which you would be) ownes/controls the 160 acres and lake. The only thing I don't see clearly stated is exactly how much property do you actually get with the home so How much are you expected to upkeep? ....Mow grass,pay tax on, etc.
Or are you just buying the trailer and still have a lot rent to pay?

The trailer is sitting on a 100'x 200' rectangular, wooded lot. Also belonging to this property is a boathouse as pictured. THAT is what you are paying for. HOA dues are $175 annually. There are 30+/- homeowner 'A share property owners' who have fishing rights and exclusive hunting rights. There are 30+/- 'B share property owners' that only have fishing rights, only. There is a waiting list to buy fishing shares that can take years before one becomes available and cost upwards of $1,000. The annual property tax is $58.
