It sure is painful to see West VA leases close to $3 an acre when we are around $8 to $10 here.

The vertical aspect might have an effect on prices but I doubt the short gun season has anything to do with it if you look at the other states with short gun seasons and their lease prices.....

WV has some good bucks taken every year but the short gun season and terrain are major factors.. Also, some of those places are waaaaay out there.. Not too many folks willing to drive that far for bucks that don't get over 120. Not saying there aren't some bruisers up there, but it ain't like the mid west..
I looked at a couple of leases up there with a coworker.. Couldn't justify paying to drive 5 hours to chase a deer when there's so much public land here.
