I don't know who he is but his tracts are listed every year.

Especially if the lease rates are on the high end and the hunting is not that good. It does not seem all that hard for them to find a sucker to pay that with the hopes that just maybe it is that diamond they have been looking for but getting them to pay for that lump of coal a second year is another thing.......

Me and a friend looked at one of these leases last year. Mr Hughes was fine even though I really wanted turkey rights and he didn't like that. He did give us access for a few weeks so that we could run cameras, and he certainly didn't have to do that. There are some really good deer on that big tract, but I wouldn't say their numbers are high. I think the problem is the money. He really doesn't want more than 8-10 people on that tract and he is not moving on price. So that large tract is basically $20k then you would still have to plant a few fields. It's almost all big beautiful hardwoods; which is beautiful to hunt but doesn't always have a high carrying capacity for deer. So with that said; I think it's hard for people to pay 2000-2500 each for no more deer than they may be seeing. That's just an opinion.

One afternoon about 12 years ago I hunted the big field on the right between the gate and clubhouse and saw 21 different deer. Carrying capacity was definitely on the high side then. I did kill a 193# 8pt the only time I hunted it the following year.
