Guys, just a heads up on this property. My brother has been texting the guy about this property and was going to drive down from Birmingham to look at it Thursday. When my brother asked if they had any maps they could email the guy said yes. 24 hrs later no maps, so my brother asked again if he could send maps, the guy flew off the handle. Made several excuses and basically said if you have to have maps then don't lease it.
Beware when leasing this one, as well as the other 328 acre piece the guy is trying to lease. He gave a road # where the property was with no intersections or other landmarks to look at it online. The guy is also sub-leasing this and keeps turkey rights for himself.

Come to find out it was Weyerhauser land and he leases several tracks of land from several different timber companies. I had cash in hand for the lease I looked at but when asking a few questions about the lease I came home with my money.

Sounds like the DA that I was dealing with last yr. Went and looked at a property and I was fine give him the money and a week later when I'm headed up there to scout and put up cameras he calls me and says I can have that lease but I got you another one. Well needless to say the other one was a dump and the adjoining land owner hunted it. It took dude three weeks to get me my money back. Thought I was gonna have to show him how rednecks like to play Very similar to what he tried to pull on my brother as well. My brother originally inquired about this 180 acre piece and he was going to lease it to him. 2 days later he call my brother and says he now has another 328 acres for lease as well but he would HAVE to lease both pieces. By the way for anyone who may still be interested: 180 acres started at $13.50 an acre and by the time it was over it was $14.50 an acre. 328 acres was $10 an acre Neither of the pieces come with turkey rights or a camp.

I looked at a 113 acre parcel of land he had listed on here and he failed to mention that it was a Weyerhaeuser lease that he was sub leasing until we were on the property. He showed me the lease papers and the lease was $7.00/ acre which comes to about $800 for the lease. It was listed on here for $1,500 which is $13.27/ acre. He also claimed that he did not have turkey rights to the lease then admitted that he kept them for himself. He claimed that he didn't make any money doing this but for some reason I find that hard to believe. SMH! Here you go.

Well in his defense on the 113 acres he had listed he did have the foodplots planted so that could be where the extra $700 came from,there's way more land out there with no turkey rights then yall think He keeps the turkey rights for himself on the 2 pieces I am talking about.

Wonder what werehauser would do if they knew about all this It's not just weyerhaeuser . I figure aslong as they get their money until people start complaining they probably could care less. IMO.
