Didn't find this out until midway through the season but I looked at the GIS for the property I leased this season and it says the parcels are 139 and 85 when it was represented to me as 200 and 139.

Is the GIS that accurate or does it just ballpark it by measuring the flat surface area and not taking into account the terrain

Acreage is calculated on a flat plane. The GIS could very well be way off. Did they provide a legal description of the property?

Most companies use gis acreage. It is isn't feasible to survey each property. GIS would never be off that much. Are you sure there isn't a second parcel neighboring the tract that you need to add? I don't think you lease from me, but if you do, I'll make it right.

I'd be the same one that planted the 3 fields and put out 25 bags of nitrate throughout the year.

That was my first thought too. Maybe a 115 acre tract that borders the 85?

quick check it. download google earth pro (it's free) and use the area tool to rough out your lease. I would suspect that there's a second parcel. Or for your sake i hope.

I've owned land and paid taxes on it for 7 years and it's still has no one listed as owning it on gis

It's got plenty of deer on it I was just wondering

It's either what the guy says it is and I'm paying $8/ac or it's what GIS says and I'm paying $12ac

If a grid line runs through it on the GIS it will carve it up.

The parcels on GIS are what he described. The "139 acres" block is a perfect rectangle and measures .25 miles by 1/2 mile on google earth with a little extra block near one end. That's 80 acres by anyone's math plus the little extra. GIS puts it at 85 acres.

Forgive me for asking this, but I have never leased land like that. So what is the GIS?

That's just a small part of GIS. Has many more uses and applications. The parcel info is just a layer over a basemap. There's a lot more layers that can be developed.

"Cull" is just another four letter word...

Ask them to provide a legal description for your lease. Then you can roughly calculate the acreage you leased.
My lessor did not have a problem providing it to me.
