My wife and her sister have asked me to help sell some property for us. It is 40 Ac good access and has around 25 yr old natural pine stand that has never been thinned. I have contacted surrounding land owner and have received an offer, but know nothing about land value for this area. I live in the Alabama Blackbelt which is some of the best site index for timber there is. I work as a realtor focusing on land sales and dirt value here is around 800-1200 depending on the area. I have been told that dirt value in Marion Co. is around 500-600 range can anyone give any input. If anyone is interested in buying I am wanting to do something quick as possible because we are seriously considering accepting the offer as early as next week.

The timber has never been thinned we live 4 hr from there so we are not able to manage properly. I do not think we could expect to get 3k an ac would take half that probably.

Without a timber cruise & a site index any valuations are not valid. 25 year old natural pine could be mostly cns or mostly sweetgum.

I sold a tract in South Alabama with 2 year old planted pines & like kind exchanged for 2 small tracts located in South Lamar & Fayette(very close to the Marion county line) counties. I almost tripled my acreage with very little money added.

If I were selling, "dirt" would be $6-800.

Why don't you just have it cut, and sale it for 800 to 1000 an acre. You can get that easy if you have road access. Unless it's 40 off the side of a mountain.

Is there is anyone in the area that knows timber and can help give a value? I am planning on going next week and check it out before accepting the offer. The person that made the offer said there was around 300ac of timber. I have some timber cruise experience and am familiar with it but am not an expert. I would be glad to take offers on the timber or the land when I go.

The area around Hackelburg can be very steep & rocky. The offer you have may be fair. I would look at 4-500 dirt value plus 300 timber value skeptically. In land and timber sales my motto has always been "trust but verify".

At that price point it sounds like a perfect hunting tract for someone living in Northwest Alabama.

Haven't seen the property, but at that price it will sit on the market for quite a while. Not much property there bringing that kind of price. There is some really good hunting in Marion county, and a lot of the land is steep and rocky like quoted before.

Good luck with your sale, but be ready to negotiate on the price.

I never dreamed it would bring 3k that was someone who commented that had no clue. I honestly don't expect to get half that. I appreciate all of the help I just want to be fair with the guy that adjoins us or anyone else making an offer.

I have not had internet been at the beach but have answered all Pm's. I really appreciate all of the help like I said I will be going next week if anyone wants to look. I will give the adjoining land owner first option if the offer is the same. I am wanting to get 1250 an acre after looking at comps in the area but also wanting to sell within a week.
