Probably because they've seen hunting camps turn into junk piles that nobody will clean up, which happens a lot! I can't blame them.

No, no, no...let me answer this before bad information gets posted.

First off, there is a legal issue. Each state, sometimes each county, has different laws which determine a landlord/tenant relationship. There is an enhanced liability when a lessor becomes a landlord.

Secondly, there is an environmental issue. Each state, sometimes each count, has specs to which waste is treated. Hunt clubs have a tendency to not be concerned with those issue as ultimately the landowner is liable and that liability is not easily passed on to the lessee.

Thirdly, there is an aesthetic issue. Hunt clubs have a tendency to haul crap onto the lease simply because their wife told them they couldn't keep it in the back yard. Truthfully, it should have been sold as scrap a decade ago. Because it wasn't road worthy when they hauled it to the lease they aren't going to haul it away when they don't renew the lease. I have seen landowners pay thousands of dollars for camps to be remediated.

Lastly, large landowners operate their business on a very low head count. They have to to survive and keep rates at the rate they are. Until lessees are willing to pay extra for the aforementioned issues, these companies are not going to hire someone to allocate time to ensure proper care is taken to avoid costly compliance issues.

As is true in most situations the bigger the company the less they are concerned about their customers. If at all possible stick with the smaller timber companies or private landowners if at all possible where personal relationships still count for something.
