Anyone know if you can contract your own home build
In Jefferson Co? I have heard yes and no. One from a
Jeffco building inspector and one from someone at the
building office downtown. Thanks

I know of a guy who did it in Trussville, but I don’t know the details. I think he took over the project after firing the GC and just subbed it all out himself combined with DIY.

It may have something to do with the city you’re in as well. I’m not sure. I know of two people that both built their homes in Jefferson Co and they both had to get a home builder/GC license of some kind. This was many, many years ago but I’m guessing being Jefferson Co, the rules aren’t getting easier. Seems like you can’t fart in Jefferson Co without a license or permit.

When I built mine in Texas, no bank would lend money for construction loans to those who acted as their own GC.

Jefferson county is horrible in this department. They always have their hand out for anything that they can. Now the process is supposed to be all online for permit applications but, navigating that website is horrible. You can't even get anyone to answer the phone to answer a question that you cannot find out online.

Some inspection departments or building and permit departments actually, will not follow exemption rules and make their own. Just FYI. Wrong but it happens. You may have to show them the law and get the HBLB involved. Some jurisdictions do not want to give a home owner exemption. Jefferson County...I've seen some go easy and some go rough.
