I'm currently building the same size building except we went with red iron rather than the pole barn type building. I had a couple plan's drawn up that was basically what I wanted but I eventually just sat down one day and drew out my on floor plans. It wasn't that difficult. Took about 3 hours. The only thing going in the concrete is the drain plumbing and power to the kitchen island and one plug it the living room floor.

What's the advantage to this type house ? Potential lower per sqft, more durable exterior, can finish out yourself, no load bearing walls aside from exterior walls, can be extremely energy efficient/well insulated

What's the advantage to this type house ? Will be way cheaper than a separate pole barn and stick build. But honestly I just want it because it fits better on a property like this for me, in other words it’s what I want. Some people still do stuff just because they want to.

What will you put on the exterior walls ? Metal ,brick? They’re typically metal.

This is getting really popular in north al. There a company in southern middle tn that specializes in this sort of thing. Summertown metals is name of company . I got a quote from them for last shop I built . They build a pole type building with metal trusses an wooden post . They build the building then pour concrete i inside post . Any size shape u want . Insulation or not . Any color you want . Up to you. . I didn t go with them because I wanted mine all metal an no wood . But they had a good quote at the time. They will brick the outside along bottom If you want . I had a friend just finish one 40 x 60 with a a lean to on the side with 6 roll up doors. They will give you a quote on building but they don t install them . They supply materials an hire a contractor to put it up. 931-796-1521. They located south of lawreneburg tn .

First South will finance it if you have plans drawn up and a contract with a licensed builder....hence, my need for plans. There are plenty you can buy online, but most of them are 90% house with a little garage or shop - and they are all more on the "fancy" side. I want basically the opposite, so again, having to get the plans done myself.
Thanks for that info brushwhacker. That's a little further away than would make sense, but I see on their page they do offer some kind of custom plans although looks like they have a waitlist just to get those done. I will keep them in mind for sure. Baker Metals down here does something similar, but their engineer they used to use for the plans, etc recently passed and they are looking for a good replacement. They can take my plans and quote out the metal and trusses, but can't put the plans together for me.
I think I'm getting closer after a few clarifications and discussions with the guy I have working on the plans. He, I don't think, really understood I wanted post frame(aka pole barn) build style. He was trying to draw it up with beams and supports all in the pole barn area. I set him straight on that and hopefully the next round of revisions will get me pretty close.

New houses in the Pike Road area in SE Montgomery county are going from 190.00 to 210.00.
