I just got outbid or rejected on the fifth house I’ve made offers on. I believe that everything happens for a reason and it will all work out, but dang it is frustrating! We sold our house at what we thought was prime time and have been renting ever since, thinking it may calm down, but are now ready to get the heck out of the apartment. I have two little girls and they need a yard and a place to play. If you know anyone in the Helena/Pelham area that is thinking about selling I’d love to talk to them. I have an agent but not tied to using her and not afraid of FSBO. Heck I’m thinking about writing a letter and just start dropping it in mailboxes of homes I think we might like. I’m not one who’s trying to get a steal, just trying to find a good home! Desperate times I guess!

I would absolutely drop letters in mail boxes.
The cost is minimal.

When we bought our house in October 21 we wrote the owner a letter.
Our offer wasn’t the highest.

I see the old owner regularly and he seems happy with us buying the house.

Just had a family member (in Memphis area) get a contract on their home yesterday. They listed it Friday, got several offers over the weekend and accepted one yesterday. They said the lowest offer was full asking and buyer pays all closing costs….multiple were over asking and splitting closing costs….and the winning offer was 15% over asking price, no inspection and no repairs requested.

Crazy times we’re living in

We looked at 4 houses Sunday. We scheduled to meet the realtor on Monday for one of them. Once we once we rode by and looked in windows, we knew it wasn't the home for us so we cancelled the showing. The others were not even close to what we wanted. I do think the ship may be trying to start the turn, very slowly. The reason I say this is when I spoke to the realtor about setting an appointment time to look at it, she told me "there is an offer on the home and we have countered. If it sells I will let you know." So this tells me that the potential buyer offered lower than asking price and the seller countered with a higher number. Now I guess there is the chance that the potential buyer made a higher than asking offer and the seller got greedy and upped the price even more but I didn't get that sense after looking at the home.

We are so ready to move but not desperate. We are not in a "got to move right now" mindset. We're just praying every day that the right home will come up.

Having said that, if anyone on here knows of any 4/2.5 homes in Elmore or Autauga county with at least an acre or 3, let me know.

I have written letters on the last two because I felt that strongly about them and really thought we would get them. The owners of the first one had only been there a couple years so I figured they were looking for highest bid. I really thought we’d get the one yesterday but I’m sure there were higher bids than mine. I have offered well over asking but I can’t compete with some of these. It’s crazy and disheartening!

When we sold our house in September it got a contract in 2 hours of being on the market, over asking, no repairs, buyer paid closing.

Now if my dad buys the farm he’s looking at we’ll be moving again so I can take care of the place. The market is crazy right now but I’m thankful for it either way. Just means that people desire our kinda living

I think the lock in effect is going to be very profound over the next 10 or so years.
Folks with silly low interest rates will refuse to move due to the low rates they got.

I know for my wife and I, I wouldn’t consider selling any of our properties due to the low rates.

Thank goodness I am on the opposite end of the home buying/sellling thing. My wife and I just made the decision a couple of weeks ago to move forward as fast as we can to get our home on the market and move our selves to sweet home Alabama where I have a paid off home and 300 acres waiting on me. My wife just retired and I had planned on working here for about another year, mainly because I am fond of discretionary income, but the home prices in my neighborhood are so ridiculous it no longer makes any financial sense for me to stay. Especially with whats going on in the world. The house I paid $82,000 for 30 years ago I could sell in a day for about $600,000, as is. And that's for a 4/2, 1,980 SF 1960's one story basic block home with no inside laundry and tiny master bath/closet. If I can find a way to add about 300 SF and create a master suite, and re-do the baths, it will go up to about $750,000, at a cost of about $75,000.But I don't know if I really want the hassle of dealing with that or can even make it happen as quickly as I want to move on this. Time to get the hell out of Dodge.

It’s gonna be a while until the market turns in most populated areas of the southeast. The migration of northerners ain’t stopping anytime soon. Especially the ones who now work fully remote. They don’t need to commute and all they need is internet access. There are 3 new schools in progress and dozens of new spec neighborhoods going up in the county where I work (Richland) at this moment. Most neighborhoods have a majority of homes sold before they lay the foundation. It’s ridiculous but makes me damn glad I bought the land and built the house where I live, when I did back right before the pandemic started this migratory wave. Only thing I can really add is make sure whatever you try to buy doesn’t need many upgrades. A lot of resi materials are already scarce, and the demand isn’t settling yet.

When I sold my house in Helena late last year it was for 10% over asking, no inspection or repairs. My asking price was about 20% higher than the value on Zillow about 12 months earlier.

Crazy times.

Most of these houses will not appraise for what is being offered now. Unless you have the cash to make up the difference you will lose out unless the seller agrees to a compromise. There is not a lot of inventory and that is keeping the prices high. If you are interested in Alabaster my neighbors may be selling theirs soon.

Ive been looking since last summer. We sold our house and closed mid August. I feel your pain we went from 4700 sq feet to 720. It was fun for a while but 4 people with 1 bath is tough.

My Mom sold here house in SE Washington state, last week 10% over list, all cash, no appraisal or inspection, close in a week. All they ask for was a one yr home warranty. She bought the house in '77 for 72K and sold it for 430K, was only on the market for18 hrs before she accepted offer, had 4 other offers waiting.
