Wonder how many toilets are in a 18,000 sq ft house?

I'd have trouble just replacing the toilets in that house, let alone paint it. laugh

I’m currently painting one of my rentals. It’s about 1400sqft. Im painting the entire house floor to ceiling. I spent less than $500 including trim, walls, ceilings, doors, Closets, kilz, and mud/spackle to fix holes.

New construction ( bare walls) or existing home ? Makes a big difference.

Existing home.

I have no insight, but i would guess an empty new construction, bare wall, already protected and covered floor is gonna be cheaper than painting an existing home where the painter is having to work around momma n' em, the furniture, the assorted knick knacks and pictured walls, that were suppose to be removed prior to starting

When painting a new construction, you have to prime walls and ceilinngs, caulk EVERYTHING , sand a lot, paint walls two coats , ceilings two coats, paint trim from scratch two coats. Existing home may not need any caulk, and sanding, may not need ceilings painted, walls only and maybe trim one trim coat, unless changing colors. I'd say there's more involved in a new one ……….if it's done right.

My wife has painted most of our house. I don't do paint, I just pay for it.
You can buy cheap crap from Lowes or Walmart and do cheap work. Or you can buy good paint from a quality dealer.
I chose the latter.

Painters make more coin painting an individual's house than new construction. Had a painting sub several years ago that dropped all of his home builders because he was killing it repainting people's homes.

Definitely money to be made. Me i like to paint, but i hate the prep work, when i first started with my stepdad, he stuck me in the sanding room (i called the dungeon) learned quick that's not what i wanted to do 🤣

I know two Huntsville narcotics cops that built houses like that shortly after they retired. The FBI couldn't ever prove they got the money from illegal sources, but they sure did dig into it for a couple of years.

New homes are simple. Nothing on walls or in the way. nothing to move or cover.

One thing that will drive up your painting cost (although I still don't understand why) is to paint different colors in different rooms. For some reason, painters act like that is the hardest thing in the word.

New homes are simple. Nothing on walls or in the way. nothing to move or cover.

And preferably spec houses. No wives, girlfriends or female homeowners to complicate the job.

My father was a high end builder for many years. He always said people want to paint there new house to save $. They think they can paint , BIL or buddy gonna help. He said they have it all wrong , hire a high end painter , they make everyone else's work look better and the DIY makes a mess out of it.

I can repaint with the best of the DIYers , I have enough sense not to take on a new construction.
