One of my rental houses has a serious bug infestation and I’m losing the battle with them.

No doubt it was the last tenants. They lived there for 4 years and I never had any issues.
I knew they didn’t live clean and had 6 young kids but I had no idea how bad it was. They tried to buy the house from me 2 months ago which tells me they were ok living with the roaches.
I’ve never seen anything like it.

We had good luck with those raid bug bomb cans. With some food grade diatomaceous earth in the vacuum bag vacuum as many of the bugs and egg casings up as possible. Throw the bag away. Shut down AC, shut off any and all pilot lights and close every exterior window and exterior door up tight. Open every cabinet, drawer, closet, attic door and interior door. Put one bug bomb in the center of every room. Best if they are sitting up off floor like on bottom of overturned 3 or 5 gal bucket or seat of a chair. Set them off walking from farthest to nearest to exit door while wearing a N95 respirator. Lock it up and come back tomorrow. Turn on AC and relight pilots. A good long term slow kill prevention item is diatomaceous earth dusted into the air outlet of an electric leaf blower to kinda coat the interior with a very fine dusting of DE. It’s especial effective when it gets into all the little nooks and crannies. But is useless if it gets wet until it dries out again. VERY light dusting so the hairs on the bugs pick it up. When they clean themselves and eat it or it gets between two plates on their exoskeleton and just burrows through them letting their insides dry out. People can and do eat the food grade stuff. Supposedly kills internal parasites. Some dust their dogs with it to kill fleas and ticks. Flies seem to avoid DE treated areas.

I’ve set off 16 bombs (inside and in the attic), 2 gallons of “kill everything” Ortho, 20 lbs of Triacizide both inside and out of the house, and 1.5 gallons of poison that isn’t available to the general public.
After all that when you walk in the house the roaches come out, not run away and they come and ask for a cracker.
Short of a napalm bomb; I’m at a loss.

We very rarely see any bugs, but If spray demon wp I see dead everything a few days later.

I had a BAD problem with the German roaches in a rental years ago. I tried everything to get rid of them and could not win the war. I finally hired a guy and he came in sprayed everywhere with a spray then took off light switch and outlet covers and put some kind of bait from a tube on the backs and put them back on. A week later you couldn't find a roach in that place for money. When all else fails call a professional.
What you do today, you have to sleep with tonight.

Another vote for Demon WP (wettable powder) applied with a $10 plastic pump up sprayer. Mix up a gallon at a time in a 2 gallon size sprayer and keep agitating the sprayer to keep the powder suspended in solution. No need to mix stronger than the maximum strength listed on the envelope. It DOES leave a visible dried powder behind when it dries, but you can mop the visible powder away with warm water and a dedicated mop. What remains in the cracks and corners is PLENTY to get the job done. You’ll be vacuuming dead bugs for 3 days after application, and I’ve had the original application keep working for 2 to 3 years.
It kills EVERYTHING.
I have heard about the same product being offered in non-powder form that doesn’t leave a residue behind, but I’ve never SEEN any on a shelf anywhere.
