Nothing like a site finished hardwood floor. That's some good flooring to be #2.

Scott, if I can ask, how does the price of the oak compare to the bamboo? Finished prices. Not Scott , however I can tell you the price difference between Tavern grade Red Oak and Clear White Oak would be a lot, a whole lot! With the different species of Oak and grades prices can vary a great deal.

For 3 years, go the cheapest route. We just built our shop house and laid about 2400 sq ft of eng laminate. It's been good so far with 3 wild boys and a dog. But if it's only 3 yrs go cheapest.

Scott, if I can ask, how does the price of the oak compare to the bamboo? Finished prices. The cost for the oak was maybe $0.50 a square foot more than the pre-finished bamboo. But, the cost to install, sand, stain and finish made it end about 3 times the cost of the bamboo. I need to edit this. I actually looked at the cost today on my computer. The bamboo was more expensive per square foot by about $0.50 and oak ended up costing about twice the cost of the bamboo when all was said and done.

You can’t give away grade oak right now down here. Mills are all but bankrupt. Red Oak is down up here . However , White Oak is strong and the only thing given away in relation to it is fat checks.

Hardwood, regardless of engineered or solid will only be as good as the sand layer. You can get engineered with the same sand layer as solid.
Pre-finished won't look as good but I promise you the pre-finished will have a harder and more durable finish coat than the on site finished.
I'd recommend the luxury vinyl plank. Just put nearly 600' in my basement. Learning curve took a few minutes, but after that it was a breeze.
I lie. Getting up and down so many times played havoc on my 51 year old knees. But it really wasn't a hard install.
Character is not developed in moments of temptation and trial. That is when it is intended to be used.
