I have dogs and kids. What would you go with? Cost wise. Gonna be here another 3 years maybe. I’ve got over 3000 ft to cover. Any opinions?.

Honestly, you may wan to consider an engineered vinyl plank. I thought it would look cheap so we only used it in two guest bedrooms but I wish we would have used it in the rest of the house now instead of the engineered wood floor. It's tough and you can get some that looks nice as well. We put down an engineered bamboo because it was supposed to be the toughest and you can still see the scratches from our dogs all over.

vinyl plank or tile, depending on budget ... w/dogs & kids, you'll work your *ss off trying to make/keep laminate clean looking all the time ... i have laminate through my entire house - but i don't have dogs & kids ...

You have to be careful with engineered hardwood on a slab; need to do a moisture test first. I was told.

Wife and I bought a house with solid bamboo on about 2200 square feet and the dogs have left their mark. The only good thing is like solid oak you can refinish it. The oak from past experience is easier to refinish though. If I had the choice I would have put down the wood look porcelain tile and used area rugs.

I had bamboo in last house and liked it but finish wore quicker than expected. I went with engineered hardwood in current house

You'd be a fool to do anything but carpet, for three more years.

Vinyl plank has made glue down engineered hardwood and laminate obsolete. I've installed 3 acres of if over the last couple years. You can get a decent plank for $2.50 sq ft . Go with the fold and lock not the glue down. Save Money by not buying the quarter round most places try to sell you and stain white oak shoe molding to match.

Don't do the engineered HW with dogs. Ours is 4 years old and the wife wants it replaced already because it looks bad from kids/dogs.

I just put in LVP with the help of my dad. Looks great, I guess I can't speak to the durability but it wasn't hard putting it in and it looks fantastic.

Why do anything for 3 years that the new owners are going to want to replace anyway.

Yeh..im not sure, j&l carpet here in boaz sold me may floorin an me an my father in law put it down. They told me i could do it but it was way more expensive..so i didnt do it. These LVP we have are beautiful an textured like wood. I layed plastic and underlayment foam and its a jow to walk on...or as much of a joy as it can be on concrete.
