Who owns property is public record (usually available online), and often times a quick google search will give you a phone number. Texting is probably just as effective or more so than sending a letter.

They got an app for that. I can look up any piece of land and see who the owner is, how many acres, and the property lines.

Those apps and web pages typically don't give out cell phone numbers I wouldn't think...

This is a real estate wholesaler contacting you through a public record list they purchased. The response rate is about 1% for direct mail. Text marketing is an alternative and I'm not sure what the rate is. I know with direct mail it takes on average 2500-3000 mailed letters or cards to get enough responses (25-30 which is 1%) to get one closed deal. That 1 deal costs $1800 + (direcy mail company pulls the the data which can be tailored to specific data sets, creates the list, the card creation, the printing and postage). They repeat on a specific sequence and the rate goes up significantly after the 3rd mailing. Text marketing follows the exact same process minus the physical mail. Robo text marketing. A typical wholesaler makes $5k per deal on average and occasionally $10k +. They put a contract on the property that is assignable and then send properties out to buyers/investors who will buy it for contract plus wholesale fee. May be a rental property or a fix and flip candidate.

My cousin did this. Sent out mail to some houses that were unoccupied asking if they wanted to sell and said he could make it happen and sure enough got a bite and made $2500 after he split it with a real estate agent or something like that.
