High ground where the road and the water front is located. Behind there, the back water will fill in some areas when the river is up through some channels. Like most cabins on the rivers, you would use stilts, as I'm sure it would flood during the 100 year flood.
The paved road used to be the main highway. It has been abandoned and deeded over to me. The current highway cuts the property in two.
There is a paved turn off on the right/north side of property from current highway, and I have written permission from the state to put another turn off on the left/south side of property. So someone could buy the whole piece, and sell one side or the other and have little to nothing left in remaining part.
Or, someone could buy it, and sell off lots, and keep the concrete boat launch as a community piece, and make a big profit.
I just want to make one sell, and have someone make a profit, and continue business with our other properties, as our other clients have done in the past.

That is Cotton bridge. I have put in at that boat ramp many times and floated Sipsey. Good memories there.

Boat launch is not public. Old hwy was abandoned a long time ago and is part of the 1/4 mile road along river on North side of property.
I'm thinking/studying of going ahead and developing it into lots on both North and South sides with the boat launch belonging to all lots.
Be more money that way. I'd just rather make one sale and be done with it though.

Get a buddy or two who you get along with and see eye to eye on most things and buy it together.
Build on it and then sell off one half (with the launch being used for all), or sell off lots, and have little to nothing in what you two/three keep.

How long have you owned it Boff? I've swam a many a times down there in my younger days. Used to jump off the bridge and there used to be a swing in that cypress on the left in the next to the last pic. Me and a buddy put in there about 8 years ago and floated down to the next bridge one day.
