You sure do have some good looking tracts Jeremy. There was a 124acre tract in Conecuh county I've been eyeballing for the last few years. On that 120 acre tract in conecuh county you have listed, is there easy access to it or does the lessee have to gain access through the surrounding landowners?

Courts have recently sided with leasee in an access case. Even with another way in. Interesting turn of events....

You had a lease in Marengo Co (317 acres) up yesterday that disappeared as quick as I saw it. Did it get leased? If it falls through I want to lease it. It borders my buddy's Grandaddy's place.

Access to landlocked tracts can usually be gained, but it might take a lawyer to figure it out. If there has been an existing route that has been established without objection then a legal claim of prescriptive easement can be made, legally allowing you to cross. Also if the land has a history of being owned by a same owner in the past an easement can be required by the court. Best bet is to sit on the porch with the neighbor and see if you can work it out, otherwise you will probably need a lawyer and a bunch of money. There are other types of easements also.

Not commenting on case but here is the info:
CV 10-94 Clarke Co. D. Cumlander v. C Andrews dba Andrews Hunting Club.

State Supreme Court ruling upheld trial court May 10, 2013. #1110406

There was a complete write up in the Clarke County Democrat in the May 16th edition I believe.

That was a long-standing 'family-feud' that was a shame to have to go to Court.

Wasn't no whole lot of barking going on there either........we got outran by 2 different big hogs today. My dogs are out of shape and not ready for this heat. It will get better though!

One of the biggest racked bucks I have ever seen was VERY near the tract you looked at today! Not to mention, it is only a few miles from where Jim Dunagan killed his 173" buck last year!!!!
