I know this is the 1000th post looking for land. But I have to try:

Looking for 1000 to 1500 acres for long term lease( 5 to 10 years minimum) I know what land leases for. Need a camp house with utilities. I have the funds. All access to the property must have gates, or we will install them. Will hunt deer, dove, turkey, and rabbits.

I can offer:
I close to Birmingham, so I can tend to the property with regularity.
Your land being not just maintained but being improved. I have equipment.
Will only shoot mature deer. Will harvest does to balance population and for meat.
Have my own stands and houses.
Plant twice a year. Provide minerals and supplemental feeding year round.
Am not setting up a hunting club. I have one other person who will manage the land with me.
Not setting up a pay operation.
Utilities will be paid by us year round.

Have heavy and farm equipment to improve food plots, drainage, and road systems

Location: (Alabama Counties) Marshall, Etowah, Jackson, DeKalb, Calhoun, Talladega, Cleburn, Cherokee

This is a serious inquiry. I am not interested in JOINING a club of SHARING part of a large track.

Check your timber companies daily thru the summer especially June July - sometimes large tracts come up

It is how I found one of my current spots - I checked daily like a hard head - finally something came thru - it can seem hopeless sometimes - stick w it - good luck!!

I am probably looking for a pot of gold at the end of a rainbow. Really wish I could find a private landowner. Money isn’t the issue. There is a price to be paid for what I am looking for.

I use to feel hopeless - w that said - I hav seen multiple 500-1000 acre tracts come up the last few years - got to b persistent as heck

I still look - but it more out of curiosity now - finally got a decent set up

If you’re talking about the green Diamond tract, it’s been for lease for at least 2 years

Man... not to sound like a smart *** but if money isn’t the issue and with the way interest rates are right now, have you thought about buying some property in the counties listed? Sounds like you have all the equipment needed to make a fine piece of property if you bought something that “needed work”.

Appreciate your idea......I guess I need to clarify....money to lease is not a problem. $2M to $3M to purchase a chunk is more than a problem. But if I was independently wealthy, then your idea would be exactly how I proceeded.

I am willing to spend a decent amount on a lease and can make the payment on time (unless someone needs it tomorrow).

I’m trying to find this land for me and one other person, not to start a club. I like to hunt with people I like to hunt with, not people I need to help me with a lease payment. I want to shoot mature deer, and am willing to invest in growing them (as good as I can without putting up a fence). And simply do not want to put up with the usual problems associated with a “club” scene.

Not saying all clubs are a pain, but one way to eliminate the problems that come with clubs is to not have one.

I actually know where 4000 acres in big deer country is.....just dont want to spend $40000 on a lease and don’t want to split it and sublease.

Thanks for the response. I am trying to function within a budget, because whether I like it or not, I do have a few other obligations.
