375 acres turkey lease only Lamar county-PRICE DROP

I do not turkey hunt and I am leasing turkey rights only to my hunting lease. It is in north Lamar county and joins Sam Murphy wma. It also joins the Buttahatchee river. It was wma up until this past season. $3.25 per acre. It has a lot of hardwoods by the river that will never be cut. It has about 3 year old pines and about 15 year old pines.

edit: I did some checking and was told I was too high for turkey hunters. So $3.25/acre

Several is 4 in this case. I generally take several as 3 but threw it out there lightly. First come first serve so just letting everyone know.

I was actually referring to my "how many acres in hardwoods?" Question.

I would guess around 75 total. The protected area is up to 250 yards from the river. Actually a lot for timber company land that I have seen. Beautiful area. Weyerhaeuser has it signed and designated as "special area. Buttahatchee river bluffs" Pm me your email annsi can send you aerials.

Here is the breakdown:

West side of river:
65 acres of hardwoods
25 acres of pine planted 01/2017
115 acres of pines, probably 5 years old
About 2,500 feet of river frontage

East side of River:
30 acre of hardwoods
140 acres of thinned pines, probably about 18 years old (not currently on a harvest schedule by WY)
About 2,250 feet of river frontage

The sides do no oppose each other on the river, you cannot simply walk across the river anyway.

I will take $1000. I wouldn't fool with it for less. That's $2.67 an acre for sole turkey rights to an entire property. I know it is a little cheaper to do turkey rights only in a club with tons of other "hunters" bothering you and the birds. Doesn't really matter that's what I will take for it and if nobody wants it at that then the birds will just live to see another day.

I had posted that I am firm at $1000. Had many interested at $1500. The other guy wrote a bad check and it put the land back on the market. I dropped the price and now all this. Again, I wouldn't even put up with the hassle for less than $1000 plus it is worth it. The benefit for me would be for them to thin the population of turkeys and I get some money to buy medication to handle people's opinions on sale posts, lol. The two things that get on my nerves. Anyway. If anyone wants it I will take $1000.
