Will this be like when your car shopping? You want to be able to test drive the vehicle first. So will we be able to bring our rifles so we test drive the land

There is not marketable timber on the property, I went and walked the entire property during the open house. There is a lot of standing water throughout the property and most of the land is young regrowth timber. Nice property but not $3200/acre nice.

I understand you are trying to sell the land but you can't compare it to the commercial property that polaris bought,or the other property that was sold for 4 million. Either market it as hunting land which it is or go sell it as commercial property and charge 30 thousand an acre.

I got a bet for you, show me some land for sale in this particular area of Limestone County better than this for hunting and cheaper and I'll eat a cat food sandwich. Also land on this very street and area is for sale for several times more per acre.
Also a smart Developer would buy all this land out here and probably will at somepoint and do something big here.
Also Most Developed areas of Madison And Limestone County sat a little low for building on at one point and time and now they have plants, shopping centers, large developements on them today.
This area is exploding in growth and value ask any Developer, Public Offical Or Knowledgeable Realtor in this particular market.

Just to be clear, it is a really nice property. I wasn't implying that someone will not pay $3200/acre for it. It may be worth that rate to others, but I can't justify that rate for the property. It is prime hunting land I am sure anyone else that has looked at will agree.

Well just agree to disagree. I can easily justify it. Take hunting out of the picture and just look at it from an investment standpoint alone. It has I-65 visibility. Expensive land currently sold prices all around. Booming area. Huntsville is knocking all over the door. Brand new I-65 Brownsferry Rd.exit access right there. And I can imagine something big happening here soon. I know the land sits a little low. But that is why its not priced higher. I bought 1 acre in 1998 for 27k It was rough as a cobb, treed up no business in sight, blue line on the army core map creek runnin thru it, sittin 10 feet lower than hwy 53. then I sold that 1 acre for $ 1.1 million in 2013 after this area blew up.

It would be solid investment to buy and resale for wetland mitigation with all the development in the area. Companies will need that if development continues. You could pay it selling cottonmouth antivenom to hospitals too. Don't ask me how I know
