Union Cty Illinois 513 Ac

My land owner I lease a farm from has 513 acres for lease in Union Cty IL. If interested shoot me a PM and I will put you in touch to deal directly with him. Farm consist of CRP, timber draws and adjoins crops. He is asking $12,000. It's pricy I know but that is what the man is asking so don't shoot the messenger. Farm should hunt 4 to 5 easy in my opinion. Please be serious not to waste my time or the land owners. These folks are good people and you can deal with confidence on this farm!!

When I was still outfitting on Brown and Schuyler Counties I paid as much as $40 per acre.

Yep BGH and @ $23 an acre these farms in S. IL are producing deer such as these. Hard to beat that kind of opportunity in my personal opinion.

Cole yes this is a full season exclusive rights. I've killed two birds off my farms in the last 4 years that were pushing 1.75" Spurs. Big birds, lots of them and they love to gobble! This farm will have birds. Farm was full of lespedeza and farmer will mow Crp after the shotgun seasons are over so it will be prime for spring turkey.

If I remember correctly (and I apologize if I'm wrong) about this farm it was originally posted at 19,500 earlier in the year with inclusion of a house. Even at that price I wanted this place bad so at 23 dollars an acre this place is a steal in my opinion.

For those who have never hunted this part of the world and are on the fence about joining a 2-3 k Alabama deer club you ought to seriously consider this type of place bc it will spoil the heck out of you. Seeing more racked bucks in one sit during the rut in the Midwest that you might see all year down here seriously opens your eyes...If I hadn't found something already in Illinois that I'm thrilled about I'd be all over this place.

Yes your are correct. I advertised the farm for around 20k with a house. The owner has since rented the house so that reduced price by 5k. The additional 5k in price reduction is that reality has set in he's not going to get what he thinks he should get. I've been honest and up front with the owner from the get go about what he's been asking for the farm. I think is price is more realistic now but still a bit high. However to find 513 continuous acres in one tract that offers direct dealing with an excellent land owner is a difficult find. He's in a price range now someone will scope up this farm before season. Also this farm was not hunted last fall so the Bucks living here are an year older.

I thought them was Alabama deer. Everybody knows Alabama deer hunting is as good or better than IL according to a lot of folks on here.
