Does anybody know anything about the listing in AFOA for 200 acres in Tallapoosa Co on 259? The listing agent was asking $23/acre last year now he is closing on June 15 with the highest bidder this year. The agent is not real talkative.

Sent me some pics last year but not much information. Very expensive last year. Put some other 30 or 40 acre tract up last year where winning bid was $8 or $9k. These AAOF guys are all nuts.

Having lived in Tallapoosa County for over 10 years and being privileged enough to hunt to some good areas across this state, I can say with reasonable confidence that the property is not worth anywhere close to $23/acre. I haven't lived there in the last 3 years but when I did, the county was still open to dog hunting. I wouldn't pay a premium for any property that had the potential for unwanted dogs to run across my property, with little or no repercussion.

Most tallapoosa cnty land is worth $7-8 a acre. The hunting ain't what it was around there 20 years ago.

I looked at it last year, was not overrun with sign but was decent. I bid $7.50/acre last week but thinking about retracting my bid after hearing about this guy. It's just so close to my house that makes it so attractive.

I bid on same 40 acres in Crenshaw county. He sent an email that winning bid was $1060. Something just doesn't add up with this guy's listings.

For $23 acre the house should already be fixed up. Like someone else posted, land in that area is worth 7-$8 an acre. Deer hunting is good at best. Turkey hunting is another story. Best turkey hunting I've ever been around.

I hunted this place last year with my wife's cousin who leased it. First, deer hunting ok, turkeys used the property during the winter but we're mostly gone by opening of season this spring. Place has more raccoons and foxes than anywhere I've hunted, which probably explains the turkey exodus in spring. Now the real issue we had was the owner. She lives out of state and wants the old home place kept like you were living there year round. She seems to think
it some sort of honor to hunt there, despite the outrageous $/acre. Wife's cousin tried to bargain with her on reducing price in exchange for needed repairs to house but she just kept adding to list. All of plumbing is shot and someone stripped all wiring out before we started hunting there. If anyone wants more details you can pm me. It's only 20 minutes from my house so I loved the convenience but it wasn't worth $ and aggravation.

Made a offer as well but not sure now . I've seen the land it's no were near 23 a acre worth. Not a ton of deer sign . It's pretty property but not worth 4600 by any means.

What your saying makes me remember talking to a woman about 8-10yrs ago about a lease. She talked about her place Like it was a plantation from "Gone with the wind". I asked her what she wanted for the lease, she said she wanted me to drive over and meet with her and discuss the deal because this wasn't just an ordinary price of property.

We didn't know the extent of what she wanted done until after we had committed to the property. Needless to say, we quickly decided to go elsewhere after that. We killed a few small bucks last year but nothing of any real size. Neighborhood dogs are also an issue as property backs up to several houses along highway 9. Best of luck to whomever gets it this year.

So the leasing agent just sent out an email saying the bid was at $4000, that's $20 per acre. I told him he could keep it for all I care. I think the guy is full of crap.

I hunted this property from 2012-2014. If i remember right we started out around $3,500 or so. Every year she kept raising the price. 2015 I think she wanted close to or above $6,000. There was a ton of deer there though. We planted a field close to the house, (never used it, or fixed it up) and had some pictures with 20+ deer in the field. Had a few bruisers on camera too. I was hunting a plot with my bow, after I killed a stud in Minnesota and a buck walked out that would have put him to shame. Stayed at about 65 yards. Never had luck with turkey, but didn't hunt a whole lot for them. You will definitely see plenty of deer though.
Oh yeah, and the occasional dog.

We saw some nice bucks on camera last year also, most were close to the house. One of you guys must have left the tall lock-on stand across the field from the house. Never hunted it myself but probably could have done better there than some places we hunted. Never saw a big boy during legal shooting hours all season and at least one of our group was in there most every day. Lots of deer there. We took several last year. Pretty hardwood bottom.

Yeah, we got most of them out, that one either got forgot or my cousin didn't want to fool with it. We built that big shooting house in the field behind the barn. Used to plant it with corn and they would hammer it. It is some pretty property though, I always liked hunting on the creek. We got a lot of good pics back there. Still, nowhere near what they are asking for it.

I could see why he decided to leave it, would've been a pain to get out. You are right about it being too much. We enjoyed it as it was close to home but between landowner demands and the fact that it was hard to hunt one area without passing through another stand, and of course the neighborhood dogs, it wasn't worth it to us. I hunted the backside bottom most of the time and saw a lot of deer back there.

Wow! Thanks for the revelation. Now I know the next club I get in to make sure the number of days anyone can hunt each season is regulated. I am always amazed how folks feel they have to jump into a thread just to give their 2 cent wisdom on, even when it is completely unsolicited. Unfortunately, that's the world we live in. I.gave an opinion, the same as you. I only pointed out that if someone hunts 200 acres every day it is very unlikely they will ever see a mature deer. If the next person who leases it puts less pressure on the lease, they might have a different experience. If that ruffled your feathers, it doesn't take much.

Actually, I gave an observation from someone who was there as a response to someone else's observations of the same property. You gave an opinion completely unsolicited and irrelevant as neither party giving observations will be hunting there again most likely. In any case, my feathers are fine as I find humor in all the self proclaimed experts who so freely share their wisdom with all we neophytes.

Well he is at it again! He has 40 acres in Crenshaw county for highest bid by 7/15. I bet it's The same 40 acres in Crenshaw that went for $1060 last year on AFOA. If you read the description this guy puts on listing on AFOA, it's sounds so good no one would ever give it up! Better hurry & get in on the action boys! It's going to get fierce! I sent an opening bid of 50 cents for the whole 40 acres and he pays insurance! LOL rofl

21 trophy bucks on 40 acres in south Alabama? I lived in Butler county for a long time, and I know it's not impossible, but it's not realistic either.

I wonder what ole Joe would say if I offered him 200 dollars an acre for the 40 acre lease, but told him I would only pay him if I killed one of the deer he named. I may email that to him and see if he replies.

I also want to know if the Rigsby investment company is publicly traded on the NYSE. I got a feeling this Rigsby investment company is going to be a big deal and I want to buy low and early.

Three stands but bring more. How many more can you fit on 40 acres before tipping off deer with movement in and out? Probably a lot of deer but when do they come out? There's some reason folks aren't leasing each year since 2013. loco If it was great it wouldn't be available.
