Auduckhunter was supposed to be leasing this spot.

I was going to go take a look at it when I got home. My only thought was it must not be too good if it was still up for lease.

The land out there is ROUGH.

Looked at this property today and out of 648 acres only about 2-300 acres is huntable, road system needs a little work too

Thats what I figured. Land out that way can be rough. Lots of deer out there though.

Everyone I have talked to has said the exact opposite. I have heard its good quality but not quantity.

I've hunted Mulberry Fork and West Jefferson. There's plenty of deer there. I also have a buddy that has a club just down the road from this land and they have plenty of deer. The problem is all that old strip land is hard as hell to hunt. It's hilly and all cutover generally with gas wells on it and traffic from the locals and well maintenance folks.

Well that's good information to have. I hunted around oil wells in Louisiana and initially it affected the deer. They get used to it and the traffic though. Is there any turkeys in this area?

There aren't any wells on this property, the roads are rough but passable by truck when dry although I wouldn't try it without 4 wheel drive , better suited for atv or utv . Deer tracks on property but not what I thought would be , could be a gem possibly with some work and time , but think about this , this property was dropped by a large well managed club this past year because of needing members , that tells me that of all the property they have it was the least productive. Molpus listed this tract and 2 more , this being the largest and it's the only one left . This is just my opinion guys so take what you will from it.

Yep! Go hunt Mulberry Fork WMA a couple of times. That'll give you a good idea of the terrain.

Well I hunt just down the road from this property and this place is mtn goat terrain lol!

I don't see you ever finding prime land anywhere in Alabama nowadays.

Absolutely correct hayman , there's deer in this area but anywhere you look now all the prime land is already taken or leased and the only way your going get it is join that club or buy it from the timber company that has it leased out.

I noticed it's not listed now. Did somebody lease it or were they just getting too many calls?

I assume it got leased , she emailed me yesterday asking if I was still interested because she had others in line behind me . I told no thanks and she said ok that there would probably be others posted later on to check back so I checked too last night and noticed the same thing.

Might be set aside for company business use if deemed not useable to keep leases inflated in area!

Any piece of property that you see flip every year or so is getting hammered every time someone gets ready to let it go. After a few times of this it would take years of no killing for it to come back.

Agree Crocker , there were signs of deer and hogs but just not enough for me justify and if it gets dropped could also be a sign that nothing is being seen on it during season
