Alright, so I will be starting a club for the first time this season. I am curious what you guys think is a fair price for the club. Below are the factors involved.

- 950 Acres - 35% in hardwoods, 50% in planted pines with the youngest being 14-15 years old and the oldest being 20-22 years old. and 15% in fields and open areas
- 5 Members
- Land will be off limits to members between March 15 and April 30th. (No Turkey Rights)
- There is a camp on site with 4 bedrooms, electric, and running water. It is nothing nice but its a roof over the head. Dues will include utilities and use of camp house.
- There will be 2 required work days for each member
- Tractors, fuel, seed, fertilizer, etc. will be included in the dues. We will plant 10-20 food plots of different sizes.
- 10+ Stands will be included for member use.
- Club will follow QDM standards for harvest. 3.5 year old or older.


What is a fair price? I am not looking to make money off of this thing. So I want to know what is market value for this club.

You know your budget and the land price. You say you want to be a non profit organization , so divide expenses equally. I have a lease not far from you but no place to stay and I wouldn't walk across the road for a turkey. So I would be a candidate . Hunting where you are as well of most all of Alabama is spotty as far as Trophy deer and even numbers sometimes. 950 ac. Is a decent size piece of ground but how about you neighbors? Lot of factors going on.Your land to member ratio is good but I wouldn't exceed it. Here is something most guys just can't seem to get right, is deer don't like people and you are at a serious disadvantage when you load up a property with too many hunters or if you railroad a place all the time. Let me know your plans.

No turkey rights is going to kill a lot of member pontential on a piece of property. With that being said I would pay 1500 for prime deer hunting only but everybody is different.

I have a club that has more acres than that right down the rd from you and our dues are 750$ a year plus 250 if you want to stay at the camp with turkey hunting included.

Is the lease in Crenshaw county? Without turkey rights I would only pay $1000. If you are on the land north of me all of your trophy deer will spend the rut on my place every year anyway. You know what we have been able to do on our place. Let me know if I can help you get setup and put together a management plan.

I hope you all are doing well! Thankfully, this spot is far far away from your camp full of deer slayers! This is on the other side of HH on hwy 97. I would love to get your thoughts and insights at some point on set up / management plan! Thanks for the offer!

That some good land, I hunted a place that joined the west side of that property and killed some good deer and it was loaded with turkey at one time. You should do well there.

Depends on what lease cost, just guessing though, if only 5 members, somewhere around 1800-2000.

Just letting you guys that want to hit the $2000 as fair price range he has already set his price and it's a lot less than 2 grand. Remember it has no turkey rights and that's a big setback for some and you should take big price drop if they are not included. Some big pockets on here.I hunt deer that can weigh 300 lbs.and score up to 170 in. in Illinois and don't even get to 2 grand ! Lol.
