Just an FYI. The going rate for north Mobile/south Washington Cty right now is anywhere between $1150 and $2000/acre depending on timber value in place at the time of sale. You might want to let her know that it is going to stay listed and available for a long time at $3200/acre unless it has a big fully stocked lake, house or cabin or something to substantiate that kind of price. There's 130 acres listed right now for $1,100/acre and it will probably sell for $1,000/acre. There's also a couple pieces listed at $4000/acre that have been listed of years. If she wants it to sell in the next 6-12 mths, she'll need to be in the range listed above.
