Will this cover leased property and property that club members own? This is liability insurance for hunting leases not property insurance. Not for owned property. Only leased is eligible . That’s one of the questions on application which is disqualifying if you own the property.

How do your rates compare to AFOA? For example, single lease holder, 460ac in Perry County?
Don’t know about AFOA. There’s a calculator on the application that shows rate and fees. Non admitted policy through Hudson. It’s $200 under 2000 acres. 2000 and up is 10 cents additional per acre. For example, If you buy a master policy 8/1/2024-8/1/2025 for 460 acres then pick up a tract in that policy period for 300 (still under 2000 acres) you tell the agent and I send information to underwriting so they can add it for that same amount. But it is a master policy so typically runs 8/1-8/1 meaning if you buy today it will only go to 8/1 before new master policy starts requiring new payment.

I own 3 SBE's and 2 Retay's. The Retay requires some lubrication prior to a full break in. My SBE's run best almost dry. I would clean it thoroughly and make sure it is well oiled. I almost traded my Masa Mara after shooting flyers at a hunt test with an expensive single shot. Cleaned and lubed and it has been fine.
Benelli's have their issues. If you have experienced the Benelli click, you certainly will remember it. I can still see the gobbler hauling butt over the hill.

I agree on your assessment of nesting cover in the Blackbelt area you circled. Lots of overgrown fields for nesting. But something equally as important is brood habitat once those eggs hatch. A lot of those fields are too thick for poults to bug in IMO. Need less turf grass dominated fields and more native species
