Any openings in Bibb, Chilton, or Dallas Co?

Any openings in Bibb, Chilton, or Dallas Co? - 12/31/23 08:11 PM

I never got a response on anything down Hwy 280 in the Childerburg, Sylacauga, etc… areas. So, my next preference would be Bibb, Chilton, or Dallas counties. Anyone in a GOOD club that will have an opening next year? Doesn’t have to be a pure trophy club but definitely not a “brown it’s down” club. Looking more for a club with decent numbers to take my kids and see deer to keep them interested. Let me know what you got or know of please. Thanks

With you there. Looking childersburg, sylacagua, columbiana etc.
Low member count, with deer.
When i post the responses say good luck or that doesnt exist. Willing to pay
$1000 to $1500.

Leases have gotten so high. And win you add
Fertilizer for summer plots and fall plots and seed. It's hard
To find a club with low membership for under $1500 .

You better be ready to pay $2500-3000 I had 200 acres and between the lease, fields and corn I spent close to $3k a year.

You better be ready to pay $2500-3000 I had 200 acres and between the lease, fields and corn I spent close to $3k a year.


I lease just over 500 acres and it costs me around $7500 a year before bait. That’s lease, insurance, seed, supplies. The money ain’t the worst part, it’s finding time to get all the work done

I split those costs with other people but it’s at least $2500/yr plus 10 workdays at a minimum

That's what I was saying we got 750 acres and 5 people.
And it's over $2000 a year a person. And still spend a lot out of pocket.
Not counting diesel fuel. And lots of other things.

If you don't know someone in Dallas County, you'll be on a long waiting list to get in a good club there.

And you wont find anything in that 1000-$1500 range. Not even close. Those days and rates ended in that area, back in the late 90s.

It’s that way anywhere in the black belt now. Less opportunity, more folks, and higher leases = more money

It has gotten ridiculous. I can find a hunting club if I want to hunt with 50 other people that pressures the land nearly every day of the season.

In that price range in Dallas county, that will be exactly what youre looking at, low acreage, tons of members, tons of pressure and that's if there are even any clubs left in Dallas in that price range. I personally dont know of any but I'm on the south end of the county, where it's mostly bigger tracts and old established leases and clubs. Maybe some still available on the northern half of Dallas in that price range, but not in the south. On the southern part of Dallas, rates will be similar to the following: 1000 acres 8-12 members, your probably looking at $2500 - $4000. 1000 acres 4-6 members $5,000 - $7,000. Figure a lease cost of $15-$25/acre ($15-$18/acre is probably the current average but I know of timber co land being leased for over $20/acre and some super prime private in the mid 20's), plus planting cost as a base price, and then higher if it is on the river and or has a camp. Entire blackbelt is becoming a rich man's game for sure.
